When will I receive my arrival instructions?

Your arrival instructions will be automatically sent to the email address on file the morning of your check-in. This email will include everything you need for a smooth arrival — the property address, gate and door codes, Wi-Fi details, local area information, and check-out instructions.

What are the check-in and check-out times? Can I arrive early or leave late?

Standard check-in is at 4:00 PM and check-out is at 10:00 AM (Central Time). If you’d like to arrive earlier or depart later, please email us at vacations@retreattn.com at least 24 hours before your stay, and we’ll do our best to accommodate your request. An administrative fee of $25 + tax applies for each early check-in or late check-out.

What items are provided? What items are recommended for guests to bring?

Every property is stocked with a small starter supply of necessities. One roll of paper towels, a 3 oz. travel-sized dish soap, a small travel size bottle of conditioning shampoo, body wash, and small bar of soap for handwashing, 2 rolls of toilet paper, 1 spare trash bag. Unfortunately, our team is not on property like a 24-hour hotel staff, and we are unable to provide additional amenities. This starter set of necessities will get you going and is great for 1-2 night stays. Any stays of longer duration will require you to stock up on additional supplies. We recommend visiting one of our local Dollar General stores in either Monteagle or Tracy City or the Monteagle Piggly Wiggly or Tracy City Sav-A-Lot. The nearest Walmart is located approximately 30 minutes away in Jasper, TN. (525 Kimball Crossing Dr, Jasper, TN 37347) Bed linens, quilts, pillows, bath towels, washcloths, hand towels, a bathmat, and kitchen cloths are all provided. You will need to bring or purchase laundry supplies in order launder your supply of towels as we do not offer intermittent housekeeping services to refresh linens. Almost all homes have laundry in the home and local laundromats are nearby if needed. The kitchens in our tiny homes are fully stocked and contain full-sized appliances. Homes with gas grills have propane provided. Homes with charcoal grills, you will need to provide your own charcoal. You are more than welcome to use any charcoal left behind by previous guests, but it is not furnished. This also applies to coffee supplies, seasonings (salt, pepper, garlic, etc.), cooking spray, etc. Food items are not guaranteed, but please feel free to use any that are present in the home. Be sure to check out the amenities section of each listing for information on what kind of grill (if applicable) and coffee maker is provided prior to purchasing supplies. We recommend bringing all of your initial grocery needs with you, including salt & pepper. Other items we recommend bringing along with you include bug spray, sunscreen, especially if you plan to be on the lake, a hair dryer, a battery-operated light if stormy weather is in the forecast, chargers for laptops and phones, and extra blankets if desired. You are always welcome to strip quilts from additional beds in the home that are not in use for added warmth however we do not provide a service to bring any more quilts or pillows than the home already has within it. What amenities are in the kitchen?

The kitchens in our tiny homes are fully stocked and contain full-sized appliances. You do not need to bring plates, utensils, glasses, pots, pans, coffee pots, toasters, etc., as these amenities are furnished. However, we do recommend paper plates and disposable dishes for convenience if you choose, as some of our homes do not have dishwashers and all dishes require hand washing. All homes are fully capable and equipped to cook a full meal.

Is firewood provided?

Be sure to check out the amenities section of each listing. If "firewood provided" is not specifically listed, this means that firewood is not offered at that property. In this case, you are more than welcome to bring your own firewood (no restrictions), or you can purchase a bundle from Retreat Vacations for $20 + tax. You must reach out at least 24 hours before your stay to ensure delivery. The bundle includes enough wood for one fire, a fire starter, and a lighter, all delivered to your door prior to arrival. in Deer Lick Falls Phase 2

What is the pet policy?

There are currently sixteen homes that make pet exceptions upon request: On the Edge, Muse at Monteagle, Summit and Shore, Nature's Oasis (50 lb limit), Bungalow By the Falls (20 lb limit), Hillside Haven (60 lb limit, 2 dog max), Pushin' Time Hideaway, Nona's Sunshine (40 lb limit), Wildwood Den (2 dog max), Avalon The Ascent (40 lb limit), Cozy Oaks, The Getaway, The Good Old Days (1 dog max, 20 lb limit), The Mountaineer, and The Great Escape. Please let us know in advance if you plan to bring your pet along to any of these locations. A pet fee of $100 + tax will be applied to your reservation. Unauthorized pets are subject to evacuation without a refund.

What is the cancellation policy?

A full refund will be given if the cancellation is made more than 30 days prior to the reservation's arrival date. Cancellations made within 30 days of the arrival date are no longer eligible for a refund, but you will be allowed to select new dates. The amount paid on the previous reservation will be credited toward the new one. You will be responsible for any increased rates due to holidays, seasonal changes, etc. but will be refunded the overpaid amount if rates decrease. A 48-hour notice is required to reschedule so that our calendar is open for other guests to have the opportunity to book.

What if I leave an item behind?

Any items returned to the office by housekeeping will be mailed upon request for a fee of $30 plus the shipping costs. Items are not guaranteed to be found, and Retreat Vacations assumes no responsibility for damages prior to or during the shipping process. Requests to have any items returned must be made within 5 business days of your stay. After that period, Items will be properly disposed of.

Is cable provided?

The only property that currently offers cable is Jenny’s Retreat. Almost all others feature at least one or multiple smart TVs so that you can log into your personal accounts (Netflix, Hulu, Prime Video, etc.). Be sure to check out the amenities section of each listing for information on whether a TV is provided.

Is swimming in the lake permitted at The Retreat at Water’s Edge?

Unfortunately, swimming is not permitted according to Tracy City’s standards. When the water department raised the level of the lake, many trees were dropped in the bottom and now pose a dangerous threat if someone were to get caught underwater. Swimmers would also run the risk of becoming entangled in disposed fishing line. Our team does not regularly monitor swimming in the lake; however, please understand that you are subject to safety hazards and fines imposed by local game wardens that Retreat Vacations is not liable for should you choose to swim in violation of this rule.

If I’m staying in a Retreat community, am I permitted to visit the other locations?

Yes! For example, if you are staying in The Retreat at Deer Lick Falls and would like to visit the lake at The Retreat at Water’s Edge or The Retreat at Sunset Bluff, you will be able to use the same gate code to access all three locations.

Are common areas public?

Absolutely! We encourage our guests to take advantage of the pavilions, fire pits, outdoor fireplaces, playgrounds, and trails that are available in every Retreat community. Each community also has a unique nature attraction relative to the name of that community. Hike to our onsite waterfall (one of the tallest in Tennessee!) at The Retreat at Deer Lick Falls, or hit the 75-acre lake at The Retreat at Water’s Edge for a day of fishing, kayaking, and more! The only exceptions include a few private docks scattered throughout The Retreat at Water’s Edge. Public docks can be located on the community map, located at the following: Next to {Re}treat Yourself, Lot 45 Next to Sticks N Stones, Lot 107 Next to Lillypad Escape, Lot 131 The floating pavilion, between Edgewater, Lot 55, and the playground

Can I rent kayaks or canoes during my stay?

Yes! We offer single-person kayaks ($40 each, 5 available) and canoes ($55 each, 2 available) for daily rental. All rentals are self-serve, non-refundable, and by reservation only. Rental hours are from 8:00 AM to 8:00 PM, and all boats, paddles, and life vests must be returned by 8:00 PM. Paddles are stored inside each boat, and life vests are provided; per state regulations, a life vest must be taken for each person. To reserve your rental, we require payment in full and a signed waiver—once both are completed, please let us know so we can hold your boats. Please note that delays in completing payment or signing the waiver may result in the loss of your reservation or unavailability of your selected boats. When you’re ready, let us know your preferred date, and we’ll confirm availability and send over the waiver and payment info. To book, simply call (615) 465-8255 or email vacations@retreattn.com.

We thoroughly enjoyed our stay at Sleepy Hollow! The beds were comfy, the bathrooms larger and more luxurious than expected (are all tiny house bathrooms this great??), and the kitchen island easily sat six around it to hang out while cooking meals. The cabin technically sleeps eight, and that is what we had initially planned, but we ended up with six of us and I think that was the perfect number of people for the space, unless younger kids are in the mix. The wraparound porch was a favorite feature and a wonderful place to hang out on comfy seating, or eat a meal at the larger outdoor dining room table, or sit and read while listening to the birds and the stream. The only reason I haven’t given five stars is because one of the door knobs to the porch fell off many times when we turned it (separate from the deadbolt, so no worries) and several lightbulbs were burnt out. But this truly is a five star property in every other way!

The Retreat has an excellent location, stunning views, and is well appointed. The bark siding was extraordinarily fitting for its surrounding, and the landscaping has much attention to detail. There are some things that need refreshing. i.e. One of the living room chair armrests was loose and falling off, the floor at the entrance has severe water damage and is spongy, a washer and dryer is pictured but they are not there. Overall, the stay was very enjoyable, but if I was the host, I would want to correct these issues.
